Scope

Full facade repaint

Complete system per elevation: pressure wash, crack repair, primer and elastomeric or acrylic topcoat, applied in the specified number of coats.

Waterproofing & sealants

Elastomeric coatings, expansion joints and perimeter sealants, so water stops moving before the finish goes on.

Repairs before painting

Spalling and exposed rebar corrected to the engineer's detail first: paint over bad concrete is money repainted in two years.

Railings & metalwork

Balcony railings, soffits and walkway metal prepped, primed and finished with marine-grade enamel.

Pressure washing & cleaning

Mildew, efflorescence and coastal dirt removed at the right pressure for the substrate, never blasted at random.

Milestone / SB-4D coatings

Facade work that answers recertification and SIRS findings, executed inside the county's window.

Milestone inspection at 30 years, 25 within three miles of the coast. SIRS reserve studies are due December 31, 2026. Every repainting cycle postponed is spalling you pay to repair later.

Usually it is not higher, it is longer. Put the three side by side on the paint system: coats and mils, primer, sealants, hidden-condition allowance and unit rates, and we will do it with you line by line.

Do you send progress reports to the board?

Every week, in a format you can forward without editing: photos captioned by elevation, areas completed and what is scheduled next.

Can you paint an occupied condominium?

That is the only kind of work we do. Swing stages, window and landscape protection, noise hours, resident notice and a named contact, written into the plan before we start.

What paint system do you use?

The one the specification calls for. Elastomeric where the facade moves, acrylic where it needs to breathe — and we flag it in writing when the spec and the substrate disagree.
